Here’s a chance to live at a new waterfront development in Williamsburg for slightly less. A housing lottery opened last week for 26 middle-income apartments at Williamsburg Wharf, an under-construction five-tower complex at 464-484 Kent Avenue. Upon completion, the development will add 850 condo and rental residences with resort-style amenities and a new waterfront park to the neighborhood. New Yorkers earning 130 percent of the area median income can apply for the rent-stabilized apartments, priced from $3,434/month for studios to $4,395/month for two bedrooms.

Developed by Naftali Group, Williamsburg Wharf is situated on 3.75 acres and includes five 22-story luxury residential towers designed by a team consisting of Brandon Haw Architecture, Cookfox, Rockwell Group, Ward + Grey, Studio Munge, Hill West, SCAPE Landscape Architecture, and Future Green Studio.

One Williamsburg Wharf launched sales for its 89 condos last year; current availability starts at $1,150,000. In December, in addition to being crowned 6sqft’s 2024 Building of the Year, One Williamsburg Wharf saw a penthouse enter contract for $7.2 million. If it closes at that price, the transaction would break Williamsburg’s previous most expensive sponsor sale by $2 million.

The housing lottery pertains to the building next door at Two Williamsburg Wharf, which will include rentals ranging from studios to two bedrooms.

Amenities include a rooftop pool, basketball court, multiple terraces, fitness center, game room, and a co-working space.

The complex will offer shared outdoor spaces like an open lawn, a waterfront park, a dog run, and an expansion of Williamsburg’s cycling and pedestrian paths. A pedestrian boulevard with a sculptural public art installation will connect Kent Avenue to the waterfront.

Qualifying New Yorkers can apply for the apartments until April 14, 2025. Complete details on how to apply are available here.

Questions regarding this offer must be referred to NYC’s Housing Connect department by dialing 311.
