First-time homebuyers can apply to own an affordable co-op in Bed-Stuy through a new housing lottery. The Belle Gardens cooperative includes 46 newly constructed one- and two-bedroom apartments at four buildings in the neighborhood, including 37 Rochester Avenue, 20 Suydam Place, and 331-335 Ralph Avenue. New Yorkers earning 90, 110, and 130 percent of the area median income, and who have 10 percent of the purchase price available for the down payment, can apply for the apartments, priced from $205,827 for a one-bedroom.
The buildings include 37 Rochester Avenue, which has eight units, 20 Suydam Place, 15 units, 331 Ralph Avenue, 10 units, and 335 Ralph Avenue, 13 units. All of the buildings come with in-unit washer/dryers, elevators, and landscaped outdoor space.
Eligible buyers must make the apartment their primary residence and be first-time home buyers. Owners are responsible for electricity.

Qualifying New Yorkers can apply for the apartments until January 8, 2025. Preference for 20 percent of the units is given to residents of Brooklyn Community District 3. Questions regarding this offer must be referred to NYC’s Housing Connect department by dialing 311.
