Brooklyn Luxury Homes Found Fast Buyers Last Week

The two priciest contracts in Brooklyn went to homes that spent barely a month on the market. 

The deals were two of 23 for Brooklyn homes asking at least $2 million, according to Compass’ weekly contract report from March 2 to March 8. Contracts signed for 14 condos and nine single-family homes totaled $64 million in volume. The previous week saw 21 contracts signed for $68 million. 

Luxury homes in Brooklyn spent an average of just 57 days on the market, well below the year’s average so far of 112 days. 

The priciest deal signed last week was for a Carroll Garden townhouse at 380 Sackett Street asking $4.25 million. Spanning over 3,300 square feet, the five-story home is configured as an owner’s triplex with two renovated floor-through rentals making up the top two stories. 

The existing triplex is made up of the basement, garden and parlor levels. The garden level has an open plan living and dining area with brick walls, a working fireplace and hardwood floors. The parlor-level primary suite is found behind stained glass pocket doors and has a wood-burning fireplace.

The second most expensive deal signed last week was for the townhouse unit in Guy Mor’s three-unit condo project at 79 South 2nd Street in Williamsburg. The unit was asking $4.2 million. 

Spanning over 2,600 square feet across multiple levels, the home has three beds and three full bathrooms. 

The main living level features double-height windows that open up onto a landscaped backyard. The second level has a primary suite which can be accessed by a private elevator, while the bottom level has another living space that opens to a back courtyard. 

The home comes with five years of parking credits provided by the sponsor.
