Brooklyn Luxury Markets Cracks 20 Weekly Contracts Again


The Brooklyn luxury market is continuing its steady pace in March. 

There were 23 deals signed for homes — 13 condos and 10 single-families — asking at least $2 million, according to Compass’ weekly report from March 16 to March 22. The period saw a total contract volume of $69 million. 

It’s the sixth week in a row with between 20 and 25 deals signed for luxury homes in the borough, and four out of those six weeks have seen contract volumes between $60 and $70 million. The borough hasn’t fallen below 20 luxury contracts since the middle of January. 

Homes that inked deals spent an average of 69 days on the market, making last week the third straight with an average days on market below 100. The median asking price was $2.7 million.  

The priciest deal last week went to a Fort Greene townhouse at 42 South Portland Avenue asking $5.75 million. 

The restored two-family home is currently configured as a triplex above a garden-level apartment. The parlor floor has a chef’s kitchen that leads on to a private deck overlooking the back garden. The second and third floors of the triplex have five bedrooms and two renovated bathrooms with windows, and a skylight looks down on the central staircase. 

Compass’ David Chang and Bingyu Wu had the listing. 

The second priciest deal signed last week was for penthouse 2A at 127 Kent Avenue in Williamsburg, asking $4.5 million. 

Spanning 1,834 square feet, the northeast corner unit has three beds, three baths and a private terrace with a built-in gas grill. In the first week of March, the building found buyers for its two most expensive penthouses, 2F and 2C, which were asking $6.75 million and $6.25 million respectively. 

Penthouse 2A, at $2,453 per square foot, outpaces those pricier penthouses on an asking price per square foot basis. The building has now found buyers for more than half of its 43 units, according to Marketproof.

A Corcoran Group led by Deborah Rieders launched sales in January at the project, dubbed the Sixth. Joyland Group and Prospect Developers scooped up the property for $43 million in 2024. 

Every unit in the building has private outdoor space and amenities include a part-time attended lobby and virtual doorman, fitness center and playroom. BKSK designed the building.
