Park Slope Townhouse with Rooftop Hot Tub Scores Top Deal

A three-year renovation earned a Park Slope townhouse the top contract in Brooklyn last week. 

The home was one of 25 — eight condos, three co-ops and 14 single-families — to snag contracts from April 13 to April 19, according to Compass’ weekly contracts report for homes asking at least $2 million. The total contract volume was $76 million. 

The total was up from the previous week, when the borough saw 20 deals for $71 million.

The median asking price for deals signed last week was $2.8 million, and the average asking price per square foot was $1,465. Homes spent an average of 91 days on the market. 

The townhouse at 265 Sixth Avenue last asked $6 million.   

The 19-foot-wide home has four bedrooms and three full bathrooms across over 4,000 square feet.

The renovation left intact details like the brownstone facade, ceiling moldings and five decorative marble fireplaces. All the structural and mechanical systems were rebuilt eight to nine years ago, including a new roof engineered to support a rooftop hot tub. 

The garden-level dining room opens onto a backyard patio, designed by former HGTV host James McMurray. The parlor floor also has a terrace with a wet bar. 

The sellers bought the property for $2.5 million in 2015, according to public records. 

Compass’ Alessandra DeLaCruz, Marc Soloman and Colin Turek had the listing, along with one member of the “Brownstone Boys,” Barry Bodelon. 

The second priciest contract signed last week was for the garden-floor triplex in a two-unit condo at 153 State Street in Brooklyn Heights. Unit 1 had an asking price of $5.5 million. 

An entity tied to Douglas Elliman agents Alex Maroni and Bren Salamon bought the property in 2024 for $4 million and converted it into for-sale condos, according to public records. 

Set on a 21-foot by 108-foot lot, the bottom-level unit has a parlor-floor living area with a full-glass back wall that opens onto a 170-square-foot deck and below, a 55-foot by 21-foot private yard.

The garden level has three bedrooms, including a primary suite with a walk-in closet and direct access to the patio and garden.
