Cobble Hill Townhouses Top Brooklyn’s Luxury Market

While the New York Knicks were dropping dimes during their NBA championship run, wealthy buyers in Brooklyn were dropping dollars on expensive homes.

The borough saw 30 contracts — 12 condos, one co-op, 17 single-family homes — signed last week for $126 million for homes asking at least $2 million, according to Compass’ weekly contracts report. The previous week saw 25 contracts signed for $81 million. 

The total brings the weekly performance near the market’s six-year-high, recorded when $156 million in deals were signed between April 27 and May 3. 

Homes entering contract last week had a median asking price of $3.6 million, spent an average of 77 days on the market and had an average price per square foot of $1,476. 

The priciest deal last week was for a townhouse at 45 Douglass Street in Cobble Hill asking $11.5 million. 

Developed by Hajdu Properties and designed by KGBL NYC, the 25-foot-wide home has five beds and four full bathrooms. 

The parlor floor has a living room, kitchen and dining room with a balcony overlooking the backyard. The second-floor primary suite has a private terrace and separate dressing room, along with a bathroom with twin showers and a soaking tub. 

The top floor has front and rear terraces and a wet bar, dishwasher and powder room. The garden floor has a built-in bookshelves, a wet bar and a guest bedroom with an en-suite bathroom and walk-in closet. 

Eric Hajdu’s Hajdu Properties bought the property for $2.5 million in 2022, according to public records. 

Douglas Elliman’s Aran Scott and Anthony Robles had the listing. 

The second most expensive contract signed last week was for an off-market townhouse at 96 Amity Street in Brooklyn Heights asking $9.8 million. 

The home has four bedrooms and four bathrooms. The home is part of a set of townhouses known as the Polhemus Townhouses that were developed by Fortis Property Group in 2017. 

It last sold for $8.6 million in 2019, according to public records.
