Haddad Brands Builds Leasing Momentum at 2 Park Avenue

Since acquiring 2 Park Avenue at the end of 2024, Haddad Brands has been rolling in leases at the Midtown South office building.
Transit tech company Via Transportation is the latest tenant to join the fold, inking a deal for 55,000 square feet at the property, the Commercial Observer reported. The asking rent and length of the lease were not disclosed, but the software provider will occupy the 25th and 26th floors of the building.
Savills’ Erik Schmall and Allyson Bowen represented the tenant, while a JLL team including Mitchell Konsker, Cynthia Wasserberger and Kristen Morgan represented the building.
Haddad handed leasing control to JLL a little more than a year ago. Since then, more than 165,000 square feet of deals have been signed at the 28-story building between East 32nd and East 33rd streets, according to the New York Post.
In the last three months, predictive advertising platform Cadent leased 50,000 square feet, virtual health care provider Charlie Health leased 28,000 square feet and Oxford Economics leased 10,000 square feet. Last week, the City University of New York took 22,000 square feet for its business operations.
The 1.2-million-square-foot building is 90 percent occupied, according to the Post. Asking rents at the building typically range from $95 to $115 per square foot, which is above the neighborhood’s average asking rent of $86.38 per square foot last month, according to CBRE data.
Morgan Stanley agreed to sell the property to Haddad for $360 million towards the end of 2024. Morgan Stanley paid significantly more when it purchased the property from a venture including L&L Holding Company in 2007, ponying up $519 million at the time.
Haddad Brands is a privately held family business in the apparel and accessories industries, designing products for the likes of Nike, Converse, Ralph Lauren and Jordan. It has its own 250,000-square-foot office at 2 Park Avenue.
