NYC’s Top Retail Leases June 2026

The biggest retail lease in NYC last month truly dwarfs the rest of the list, coming in at more than five times the square footage of the next biggest lease on the list. Below is the full list of New York’s biggest retail leases in June.

1) Target | 61-35 Junction Boulevard | Rego Park | 135,000 sf

The retail giant signed a new lease in the Rego Park Shopping Center, which totals 600,000 square feet of space. Benjamin Weiner and Jeffrey Howard of Ripco Real Estate represented the tenant, while Daniel D. Pasquale, Michael Peguero and Sean Philipps of Katz & Associates represented the landlord, Alexander’s.

2) Ulta Beauty | 1551 Broadway | Times Square | 26,000 sf

The cosmetics company signed a new lease for the entire Times Square building, owned by Jeff Sutton. As The Real Deal previously reported, the $400 million 15-year lease includes a 250-foot LED sign.

3) Fitness Factory | 162-11 Jamaica Avenue | Jamaica | 25,000 sf

The gym signed a new lease in the Jamaica building. Ori Melloul and Eli Yadid of KSR represented the tenant, while Josh Augenbaum and Murray Mizrachi of Augenbaum Realty represented the landlord, the Rosilio family.

4) David Yurman | 685 Fifth Avenue | Plaza District | 23,000 sf

The jewelry retailer inked a new lease in the Plaza District building, taking over space from fashion house Coach. Matthew Siegel of Lantern Real Estate Advisors represented the tenant, while Kirsten Lee of GGP represented the landlord in-house.

5) Hydrogen Fitness | 145 East 32nd Street | Kips Bay | 17,000 sf

The tenant signed a new lease in the Kips Bay building. Cory Gahr and Josh Lebowitz of Lee & Associates NYC represented the tenant while Thomas Capuano of Okada & Co represented the landlord, Meyer Equities.

6) SG Thai | 321 West 51st Street | Midtown West | 11,000 sf

The Thai restaurant inked a new lease in the Midtown West building. Desi Avidane and Ben Biberaj of IPRG represented both the tenant and the landlord, Nicole Franque.

7) Sandbox VR | 761 Seventh Avenue | Midtown West | 10,600 sf

The VR experience inked a new 10-year lease in the Midtown West building. Michael Azarian and James Ariola of Cushman & Wakefield represented the tenant, while Jeffrey Roseman and Drew Weiss of Newmark represented the landlord, DelShah Capital.

8) Whole Foods | 1224 Flushing Avenue | Bushwick | 10,000 sf

The grocery chain inked a new lease in the Bushwick building. Manu Wendum and Marisa Simkin of Retail by MONA represented the landlord, David Moore.

9) Bua Thai Ramen & Robata Grill | 21 East 16th Street | Flatiron | 4,800 sf

The restaurant signed a new lease in the Flatiron building. Frank Ko of E Realty International represented the tenant while Brandon Singer and Max Kreinces of Retail by MONA represented the landlord, David Ellis Real Estate.

10) Pink Salon | 72-01 Queens Boulevard | Elmhurst | 4,500 sf

The salon signed a new 10-year lease in the Elmhurst building, owned by QB Properties. The deal was brokered by Aaron Aziz of ARA.
