New York Top Real Estate Deals: Tuesday, July 13


There were 177 transactions totaling $612 million filed in New York City records in the 24 hours before 4 p.m. on Tuesday, July 13.

🏆Residential: The East Village logged the priciest recorded residential transaction. PIP Ventures LLC purchased a townhouse at 14 East 2nd Street for $6.2 million. The sellers were the Hornedo and Leach families, which had owned the property for decades. The three-family home spans about 3,700 square feet.

🏆Commercial: The top commercial sale to hit records was for a mixed-use residential and commercial building in the Meatpacking District at 675 Hudson Street for $100 million. A company tied to Robert Cayre was the seller, and London-based Birley Propco LLC was the buyer.

📊Commercial: Two buildings in Manhattan Valley at 133 West 104th Street and 200 Manhattan Avenue sold for $75 million. An affiliate of L&M Development Partners was the seller, and the buyer was an LLC tied to Nuveen. The apartment buildings total about 143,100 square feet with 209 units between them. 

📊Commercial: In Hamilton Heights, apartment buildings at 520 West 145th Street  and 524 West 145th Street sold for $25.8 million. New York-based Wavecrest Management was the seller, and the buyer was Metropolitan Realty Group, based in Great Neck, New York The buildings feature 74 units over a total of around 89,500 square feet. This sale breaks down to $290 per square foot. The transaction follows another recent trade between the two companies, with the sale of two other complexes in the neighborhood for $19.2 million.

📊Commercial: A building in Gramercy Park hit records for $81.5 million at 281 Park Avenue South. RFR was the seller, and Makalu Property LLC was the buyer. The around 40,700-square-foot office sale breaks down to about $2,000 per square foot.
