Beaux-Arts office building in the Flatiron District to become 20 luxury condos

A former 1920s publishing house in the Flatiron District will turn into 20 boutique condos, becoming New York City’s latest office-to-residential conversion. Located at 114 East 25th Street, the 14-story Beaux-Arts building—now known as Armorie—has been reimagined by developer Adellco and design firm Andre Kikoski Architecture (AKA) to preserve its historic charm while transforming it into a collection of modern, high-end residences. The condo includes one- to four-bedroom lofts, topped by a luxurious penthouse with a private rooftop terrace.

Drawing inspiration from the neighborhood’s architecture, including the 69th Regiment Armory across the street, the condos showcase exceptional craftsmanship, featuring rare stone, custom millwork, and bespoke finishes.

“In the layout, scale, and design of Armorie’s residences, we evoke gracious Beaux-Arts interiors, which combine the finest elements of historic New York City apartments with contemporary living standards,” Andre Kisoski, founding principal of AKA, said.

“Much like the building itself, the lobby is an intimate jewel box that combines opulence and craftsmanship.”

Many living areas boast 10.5-foot ceilings, wide-plank oak flooring, and oversized casement windows that bask the interiors in natural light.

Designed with chefs in mind, the kitchens include custom walnut millwork with Taj Mahal quartzite countertops, backsplashes, and waterfall islands.

These spaces are equipped with top-of-the-line Miele appliances, including integrated refrigerators and freezers, under-counter wine refrigerators in Obsidian black glass, and gas cooktops. Dornbracht hardware completes the kitchen’s cutting-edge design.

Primary bathrooms feature solid chestnut wood vanities with Ajax blue marble countertops, a slab wall, and white marble flooring and walls. Additional luxurious details include glass-enclosed showers with frosted glass partitions for privacy, Kohler soaking tubs, and elegant Kallisa chrome fixtures.

Secondary bathrooms are equally well-appointed, featuring custom Jura beige vanities with back-painted glass doors, Mayorca Ivory limestone walls and flooring, and Kohler soaking tubs in select residences.

Other interior features include fully vented stove hoods, VRF heating and cooling systems, and discrete laundry rooms with Electrolux washers and dryers.

Residents will also have access to stunning amenities designed by AKA, including a furnished shared roof deck with lounge and dining areas overlooking the Flatiron District. Perfect for relaxation and entertainment, this space also features a wet bar.

A state-of-the-art gym, featuring walnut wood walls and flooring, is equipped with cutting-edge equipment, including Peloton Tread+ treadmills, a NordicTrack Fusion Universal Strength System, and more.

The building also offers a 24/7 doorman-attended lobby with walnut walls and travertine flooring. Additional amenities include refrigerated storage, dedicated package and dry-cleaning storage, bicycle storage, and private storage units available for purchase.

Adellco is also behind the successful conversion of Carnegie Hill’s iconic Wales Hotel into luxury residences. The real estate firm purchased the former hotel for approximately $56 million in 2018. Located at 1295 Madison Avenue, the Wales features 21 half- and full-floor condo units.

While most recent office-to-residential conversions are rentals, Armorie stands out as a condo conversion project. In an interview with CityRealty, Matthew Odell of Adellco discussed the viability of converting offices to condos, rather than rentals.

“It all comes down to economics, specifically acquisition costs and market demand,” he said. “There is clearly a shortage of housing in New York, and rental housing is needed everywhere. The key questions are: What is the supply in the submarket? What are the fundamental costs of conversion? If the numbers work, condos can absolutely make sense.”

Armorie joins a selection of residential conversions in the Flatiron District, including the Brodsky Organization’s transformation of the iconic Flatiron Building into 60 condos, and Two Trees Management’s proposed conversion of three adjoining towers on West 23rd Street.
