Flatbush mansion sells for $6.25M, a neighborhood record

Last June, 6sqft introduced the wide front porch and colorfully restored rooms of this Colonial Revival mansion at 1221 Albemarle Road in Flatbush, first listed for $6,500,000. The 1904 townhouse, built by architect William C. Lauritzen, has sold for $6,250,000, less than a year later. The sale sets a record for the Flatbush neighborhood of Ditmas Park; a home at 260 Westminster Road that sold last year for $3.8 million held the previous top price.

Laura Rozos of Compass had the listing. The home first hit the market in June for $6.5 million before the price dropped to $5.99 million.

Rozos, who also sold the previous record-holder on Westminster Road and has been selling in the neighborhood for nearly three decades, said she always “felt the values should be higher given what the neighborhood offers.”

“Prospect Park South and Ditmas Park are characterized by big, beautiful, detached houses on tree-lined streets with stunning original detail, front porches, backyards, and garages,” Rozos said. “The neighborhood feels more suburban, like a small town, which is a wonderful way to live while still having everything New York has to offer at your fingertips.”

She added: “I’m thrilled about the sale of 1221 Albemarle Road because my strong belief in the neighborhood and property values is validated, which will positively influence values going forward.”

The six-bedroom home has retained many of its original interior details, which have been enhanced by carefully considered modern design additions. The home’s wide front porch, with its Ionic columns, is a timeless introduction.

The home’s main floor has beautifully preserved parquet wood floors, decorative moldings and woodwork, and stained glass windows. A distinctive bay window frames the living room, with a view of the Albemarle esplanade.

A library with a cozy fireplace is framed by built-in bookshelves with a custom rolling ladder.

The kitchen’s tumbled limestone floor underscores oak cabinetry topped by Calacatta marble and a farmhouse sink. Twenty-first-century appliances include a Fisher Paykel induction cooktop and a Miele dishwasher.

Additional conveniences include a walk-in pantry and a breakfast nook. An expansive dining room serves the kitchen beneath a graceful Nuura chandelier.

Upstairs are four bedrooms, including one that has been outfitted as a craft room. Baths feature the latest in fixtures and design details, like handmade Commune floor tile. There is a fully-outfitted laundry room on this floor as well.

Another mansion for sale just down the street, 1305 Albemarle Road, would break the record easily if it fetches its asking price. The landmarked, 11,000-square-foot home first listed for $13 million in 2022 and later dropped to $12.95 million. The so-called Gale Mansion is now on the market for $10.995 million.
