NYC Top Office Leases February 2026


In the world of the largest office leases within the five boroughs of NYC last month, there was a very clear winner. 

The largest lease on this list was so large, in fact, that the other nine entries combined don’t even come to half of its square footage. Read on below to find out just what giant office tenant could dominate the list.

1) American Express | 2 World Trade Center | Financial District | 2M sf

After years of speculation, the bank holding company finalized its lease as the sole anchor tenant of the Financial District building. A four-member Cushman & Wakefield team including Peyton Horn and Dale Schlather represented the tenant, while Drew Isaacson of JLL represented the landlord, the Port Authority of New York and New Jersey, alongside David Heller of Savills.

2) Burlington Stores | 1400 Broadway | Garment District | 206K sf

The retail chain renewed and expanded its lease in the Garment District building, growing from a previous footprint of 170,763 square feet. Alan Desino of Colliers represented the tenant. The building’s landlord is Empire State Realty Trust.

3) New York City Department of Environmental Protection | 24-02 49th Avenue | Long Island City | 155K sf

The city department signed a 20-year lease in the Long Island City building, relocating from its current digs in Flushing. David Stockel and John Isaacs of CBRE represented the tenant. The building’s landlord is Innovo Property Group.

4) JPMorgan Chase | 5 Manhattan West | Hudson Yards | 139K sf

Fresh off opening a new office tower at 270 Park Avenue, the bank inked a new lease expansion at 5 Manhattan West in Hudson Yards, bringing its total footprint to 565,000 square feet. The building is owned by Brookfield Properties.

5) Fanatics | 95 Morton Street | West Village | 105K sf

The sports betting platform signed an expansion in the West Village, taking over the entire office space of the building. A five-member Newmark team including Steven Rotter and Rishi Majmundar represented the tenant, while Paul Amrich and Neil King of CBRE represented the landlord, Meadow Partners.

6) Linklaters | 1290 Sixth Avenue | Plaza District | 48K sf

The law firm signed a 10-year expansion in the Plaza District building, bringing its total footprint to 150,000 square feet. Lisa Kiell of JLL represented the tenant, while Edward Riguardi and Ryan Levy of Vornado Realty Trust represented the landlord in-house.

7) Thompson Coburn | 488 Madison Avenue | Plaza District | 46K sf

The law firm signed a new lease in the Plaza District building. Joe Learner and Jarod Stern of Savills represented the tenant alongside Chris Kraus of JLL, while Andrew Wiener, Tim Parlante and Kyle Young of Feil Organization represented the landlord in-house.

8) Groombridge Wu Baughman & Stone | 1185 Sixth Avenue | Times Square | 43K sf

The law firm inked a new 13-year lease in the Times Square building. Lisa Kiell and Andrew Coe of JLL represented the tenant, while a five-member Newmark team including Brian Waterman and Jonathan Fanuzzi represented the landlord, SL Green Realty.

9) Nespresso | 111 West 33rd Street | Penn Plaza | 42K sf

The coffee maker renewed its lease in the Penn Plaza building. Justin Haber, Kyle Riker and Emma Gill of JLL represented the tenant, while Shanae Ursini and Scott Klau of Empire State Realty Trust represented the landlord in-house alongside Kerry Lavelle and Erik Harris of Newmark.

10) East West Bank | 345 Park Avenue | Plaza District | 38K sf

The bank signed a new lease in the Plaza District building, owned by Rudin.
