Off-market Park Slope Townhouse Tops Brooklyn Luxury Deals

A Park Slope townhouse was the priciest deal signed last week, without ever hitting the open market.  

The deal was one of 22 signed for Brooklyn homes asking at least $2 million, according to Compass’ weekly contract report from March 9 to March 15. Contracts signed for nine condos, one co-op and 12 single-family homes totaled $72 million in volume. The previous week saw 23 contracts signed for $64 million. 

Homes that inked deals last week had a median asking price of over $3 million and spent an average of 93 days on the market, the second straight week where the average days on market has been under 100.   

The townhouse at 205 Berkeley Place had an asking price of $7.2 million. It was listed as a Compass “Private Exclusive,” meaning the home was marketed off the residential listing service in New York. It was also available for other Compass agents to see online. 

Spanning 4,616 square feet, the home has five beds and four bathrooms. It last sold for $3.36 million in 2020, according to public records.  

Compass’ Dogan Baruh had the listing. 

The second priciest deal signed last week was for unit 2 at 238 Degraw Street in Carroll Gardens. Last asking $4.75 million, the condo is part of a four-unit boutique conversion project from Royi Hazan and Charles Abramson. They bought the property for roughly $3.8 million in 2023, according to public records. 

Spanning the width of the 2,115 square feet, the home has three beds, two full baths and a private terrace. The primary suite has two walk-in closets and an en-suite windowed spa bathroom with a soaking tub, shower and double vanity. 

Compass’ Lindsay Barton Barrett had the listing. 

Hazan and Abramson have worked on a number of Brooklyn-based projects together, including a conversion from a multi-family to a single-family home in Carroll Gardens that fetched $7.5 million in 2024. Barton Barrett also was one of the agents who had that listing.
