Top NYC Retail Leases February 2026


If the largest retail leases in New York City last month are any indication, a lot of fun is headed for the five boroughs. 

The list, besides usual mainstays like schools and fitness clubs, is dotted with new art installations, indoor trampoline parks and even a new pickleball court. Read on to find out just where these exciting new additions to the retail scene land on the list.

1) Balloon Museum | 96 South Street | Financial District | 54K sf

The interactive exhibition of inflatable art signed a new lease for all 54,000 square feet of retail space in the Tin Building, owned by Seaport Entertainment Group. The space previously had a food hall backed by Jean-Georges Vongerichten, which has since closed.

2) T.J. Maxx | 250 West 57th Street | Midtown West | 46K sf

Fresh off leasing a new location, the department store signed a new lease renewal for its location in the Midtown West building. Richard Skulnik of Ripco Real Estate represented the tenant, while Fred Posniak and Alec Stone of Empire State Realty Trust represented the landlord in-house.

3) Sky Zone | 517 East 117th Street | East Harlem | 35K sf

The indoor trampoline complex inked a new lease in the East Harlem building. William Cafero of Charter Realty represented the tenant, while Lee Block and Amanda Lagowitz of RTL represented the landlord, Blumenfeld Development Group.

3) Zeta Charter Schools | 517 West 164th Street | Washington Heights | 35K sf

The school inked a new two-year lease in the Washington Heights building. Lindsay Ornstein and Alexander Smith of Open Impact Real Estate represented the tenant. The building’s landlord is the Archdiocese of New York.

4) Gotham Pickleball | 52-37 Second Street | Long Island City | 26K sf

The pickleball court inked a new lease in the Long Island City building. Jack Gabay of Golden Goose Realty represented the tenant, while Paul Bralower, Brendan Burke and Decio Baio of Pinnacle Realty of New York represented the landlord, TF Cornerstone.

5) JPMorgan Chase | 1 Grand Central Place | Grand Central | 22K sf

The bank signed a new lease in the Grand Central building. Michael O’Neill of Cushman & Wakefield represented the tenant, while Fred Posniak and Alec Stone of Empire State Realty Trust represented the landlord in-house.

6) Sora | 1370 Broadway | Garment District | 20K sf

The Japanese restaurant inked a new 15-year lease in the Garment District building. Robert Bonicoro and Betsy Da Silva of CBRE represented the tenant, while Freddy Souid, Jack Hamadani and Ike Bibi of KSR represented the landlord, Sentry Realty.

7) LinkedIn | 350 Fifth Avenue | Garment District | 15K sf

The professional social network inked a new lease in the Empire State Building, owned by Empire State Realty Trust. It’s unclear what LinkedIn’s plans for the retail space are.

8) Beanstalk Academy | 34 West 139th Street | Central Harlem | 13K sf

The kindergarten prep provider inked a new 10-year lease in the Central Harlem building. Nick Zweig of Locations Commercial Real Estate represented the tenant. The building’s landlord is Yechiel Newhouse.

9) Beanstalk Academy | 950 Westchester Avenue | Morrisania | 11K sf

The kindergarten prep provider also inked a new 10-year lease in the Morrisania building. Nick Zweig of Locations Commercial Real Estate represented the tenant. The building’s landlord is Kelly Westchester LLC.

10) CRGE | 72-01 Queens Boulevard | Elmhurst | 10K sf

The private fitness club signed a new lease in the Elmhurst building. A team from ARA represented both the tenant and the landlord, QB Properties.

13) Retro Recess | 44-01 11th Street | Long Island City | 10K sf 

The arcade signed a new lease in the Long Island City building. Jason Chiu of Edge Realty Advisors represented the tenant, while Adam Joly of Igloo represented the landlord, Vorea Group, Mega Development.

14) Brooklyn Bridge Fencing Club | 295 Front Street | Fulton Ferry | 8K sf 

The fencing club inked a new 10-year lease in the Fulton Ferry building.

15) Erudite Preschool | 526 Baltic Street | Gowanus | 4K sf 

The preschool signed a new lease in the Gowanus building. Eli Yadid and Rafi Benor of KSR represented both the tenant and the landlord, Full Time Management.
