Nearly a decade in the works, the famed Waldorf Astoria is welcoming its first residents after a restoration converted the historic hotel into luxury condos. Closings have officially commenced at the landmarked Park Avenue hotel, which shuttered in 2017 as part of a revamp to bring 375 luxury condos atop a 375-key hotel. Building on the success of the first phase of sales, prospective buyers can now experience model residences designed by AD100 designer Josh Greene, with prices starting at $1,875,000 for studios.

Skidmore, Owings & Merrill, the acclaimed architecture firm, is leading the project, transforming the landmark property into condos atop the reimagined 375-key Waldorf Astoria hotel.
Residences range from studios to four bedrooms and penthouses, many with unique layouts and private outdoor spaces.
According to CityRealty, closings began at the end of December. Two one-bedrooms sold, one for just over $3,000,000 and another for $2,475,000, and a studio went for $1,815,000.

Residents will have access to more than 50,000 square feet of private amenities designed by Jean-Louis Deniot, from health and wellness to entertainment and business facilities.
Highlights include a 25-meter pool with a skylight overlooking Park Avenue, a state-of-the-art fitness center, luxurious wellness areas for men and women, gaming rooms, a theater, and multiple event spaces.
These include the Winter Garden and the sprawling Empire Club business center, which spans an entire wing of the 19th floor. Residents will also have 24-hour access to the largest dedicated security service team of any luxury building, including an on-site concierge and an experienced residential management team.
In addition to the capacity changes, the hotel will feature two new porte cocheres, making arrival at the hotel less hectic.
Other public spaces, including the iconic Peacock Alley restaurant, are also being revitalized, while the Grand Ballroom is being restored and modernized.

The hotel was purchased by China’s Anbang Insurance Group from Hilton for $1.95 billion in 2015, and the renovation project was originally slated to take roughly two to three years to complete.
Delayed due to a 2018 corruption scandal that led to the seizure of Anbang by the Chinese government and then the pandemic, the property, and other Anbang assets, are now under the control of Daija Insurance Group, according to Travel Weekly. The hotel is expected to open this spring; residents will enjoy the hotel’s services, including a 30,000-square-foot spa and dining options.
Douglas Elliman Development Marketing is handling sales and marketing for the project.
