Williamsburg, Dumbo Waterfront Condos Top Brooklyn Deals

A pair of waterfront condos scored the two priciest contracts in Brooklyn last week. 

The deals were two of 22 — 14 condos, seven houses and one co-op — signed from Feb. 9 to Feb. 15 for a total contract volume of $66 million, according to Compass’ weekly report. The previous week saw 27 contracts signed for a total contract volume of $94 million.

Luxury homes put into contract last week had a median asking price of $2.6 million, an average price per square foot of $1,445 and an average days on market of 103. 

The top deal was for Penthouse 3A at Two Trees’ One Domino Square on the Williamsburg waterfront. The condo had a last asking price of $7 million. If the deal closes at that price, its $3,313 per square foot would be a neighborhood record. 

Another condo at the project at 8 South 4th Street has the current record after Penthouse 1A sold last year for $7.5 million, or $3,046 per square foot.

Spanning over 2,100 square feet, Penthouse 3A features three bedrooms, three bathrooms and nearly 1,000 square feet of rooftop outdoor space. Irish design brand Orior furnished the turnkey apartment. 

Sales director Aaron Goed has overseen an in-house sales approach at the project, where over two-thirds of the 160 units have sold. The development is part of Two Trees’ larger development site that includes and surrounds the old Domino Sugar refinery.

The second priciest contract signed last week was for a condo at 185 Plymouth Street in Dumbo asking $5.5 million. The home last sold for $5.1 million in 2018. 

Spanning around 3,500 square feet, the loft space features exposed brick, original timber columns and 15-foot ceilings throughout. Unit 2S comes with four beds, three bathrooms and a 45-foot-wide great room that is framed by floor-to-ceiling windows. 

A private outdoor terrace comes with a built-in grill. The primary suite comes with a walk-in closet, double vanity, oversized shower stall and a soaking tub. The home also features a walk-in laundry room and two attic spaces.
