Brooklyn Heights Townhouse Snags Deal After Asking $13M

A remade Brooklyn Heights townhouse topped Brooklyn’s luxury contracts last week.

The contract was one of 19 signed — six condos, one co-op, 12 single-family homes — for homes asking at least $2 million, according to Compass’ weekly contracts report. The total contract volume was $73 million.

The previous week saw 28 contracts signed for $93 million. It’s the second straight week that luxury contracts and contract volume have fallen in the borough, after several periods where contract volume topped $100 million.

Homes entering contract last week had a median asking price of $2.9 million, spent an average of 74 days on the market and had an average price per square foot of $1,348.

The priciest contract was for the townhouse at 40 Garden Place asking $12.8 million.

The home is among the wave of gut renovations in the neighborhood, redeveloped in collaboration with Steering House and Brooklyn Studio. It has a garden-level guest suite with a bathroom and laundry room, with four bedrooms and two more bathrooms spread across the remaining three floors.

The primary suite has a private terrace, dual walk-in closets and en-suite bathroom, home office and a den with a wood-burning fireplace.

The home last sold for $4.2 million in 2022, according to property records.

The second priciest contract signed last week was for a Boerum Hill townhouse at 306 State Street asking $6.3 million.

The 25-foot-wide landmarked home has six bedrooms and seven bathrooms. The home was gut renovated in 2004 and is currently set up as a two-family home. The kitchen was renovated in 2023.

The top floor has a primary suite and a second bedroom, both with en-suite bathrooms.

The garden floor is set up as a one-bedroom duplex with a living and dining rooms, a downstairs den and access to the back garden.
