Brooklyn Luxury Market Notches Banner Contract Volume

Brooklyn’s luxury market closed April with a boom. 

The borough saw 37 contracts signed for homes asking at least $2 million from April 27 to May 3 for a total contract volume of $156 million, according to Compass’ weekly report. The contracts included 20 condos, two co-ops and 15 single-family homes. 

The contract volume is the highest total recorded since Compass began compiling the data beginning in 2020, and follows another strong week in which buyers signed 31 deals for $103 million.

The median asking price for deals signed last week was $3.5 million, the average price per square foot was $1,739 and homes spent an average of 79 days on the market.

The high-volume week was partially powered by 110 Boerum Place, a Cobble Hill project by Avdoo Development that reported its first six contracts in the period, including a penthouse asking $7.5 million. 

The top deal signed last week was for a townhouse at 126 Pacific Street in Cobble Hill asking $10.5 million. 

The 25-foot-wide home spans 6,500 square feet and has seven bedrooms and five bathrooms. Its parlor floor has 11-foot ceilings and two working fireplaces.

A terrace leads down to a rear garden with a dining area and grill. The primary suite has a dressing area, two walk-in closets and a windowed bathroom with a double vanity. The home also comes with a garden unit with two bedrooms and two bathrooms. 

The home last sold in 2007 for $2.8 million, according to public records.

Compass’ Nick Gavin, Allie Fraza and Ugo Russino had the listing. 

The second priciest contract signed last week was for a Park Slope townhouse at 527 3rd Street asking $10 million. 

The fully-renovated home has five bedrooms and four full bathrooms. 

The home has a two-story window looking into the back garden and a central skylight. The garden level has a living space with direct access to the backyard, where there’s a mature cherry blossom. 

The second floor has a primary suite with a fireplace, walk-through closet and private terrace.

The home last sold for $7.3 million in 2022, according to public records. 

Sotheby’s International Realty’s Daniela Sassoun, Mark Mistovich and Karin Dauch had the listing.
