Feil Organization Signs 74K SF Lease at 7 Penn Plaza

For the second time in a month, the Feil Organization found a taker for a significant chunk of space in its Manhattan portfolio.

Architecture firm HDR Engineering signed a lease for 74,000 square feet at 370 Seventh Avenue, otherwise known as 7 Penn Plaza, the New York Post reported. The employee-owned company will take up three floors at the Midtown address.

HDR is relocating from 500 Seventh Avenue, where the company occupied a slightly smaller 63,000-square-foot space. The asking rent on its 7 Penn Plaza office was $70 per square foot.

Andrew Wiener and Kyle Young represented Feil in-house, while a JLL team represented the tenant.

Feil’s 7 Penn Plaza is 90 percent leased following the deal with HDR. Other tenants at the 357,000-square-foot building include Estreich & Company, SOSV and Feil itself. Feil recently launched a capital improvement program, featuring a rooftop lounge that remains under construction.

Last month, poverty-relief nonprofit Robin Hood signed a 30-year lease for 53,000 square feet at Feil’s 841 Broadway in Union Square. The lease, which includes four floors of the Roosevelt Building, brought the property to full occupancy.

Elsewhere in Manhattan, Feil’s office building at 261 Fifth Avenue in Midtown South entered special servicing after the company failed to pay off its $180 million mortgage in September. Despite the missed payment, Fitch Ratings reported in July that the property generates enough cash to service its debts, suggesting a potential opportunity for refinancing at a higher rate.

MiQ Digital signed a 42,000-square-foot, 12-year expansion at that building recently, contributing to more than 60,000 square feet leased at the property so far in 2026.

Manhattan tenants leased 3.6 million square feet of office space last month, according to Colliers. That represented a 38 percent drop from March, but remained 30 percent above the 10-year monthly average.
