There were 243 transactions totaling $534 million filed in New York City records from 4 p.m. on Friday, June 26 through 4 p.m. on Monday, June 29.
🏆 Commercial: The top commercial deal recorded in New York was in the Flatiron District. Jack Vogel Associates offloaded a 12-story office building at 38 West 21st Street for $31 million. The buyer of the 68,800-square-property was an affiliate of the Sioni Group. The seller had owned the property for decades. The latest sale works out to about $450 per square foot. BKREA had the listing.
🏆 Residential: The most expensive home sale was in the West Village, where a condo at the Shephard at 275 West 10th Street changed hands for $16 million. The seller, an LLC tied to John Tsadilas, purchased the 3,800-square-foot pad, which has four bedrooms and four and a half bathrooms, in 2022 for $12.6 million. The buyer in the latest sale was a company managed by Sarkjis Jebejian, a corporate attorney. The unit went on the market in April with an asking price of $16.3 million. Compass’ Clayton Orrigo and Stephen Ferrara had the listing.
📊Commercial: In the Bronx, a warehouse at 4341 Bullard Avenue traded for $10.4 million. The seller was 4341 Bullard LLC, tied to Mark Silberman; the property had been in the Silverman family since at least the 1960s. The buyer was Bullard Properties LLC. The one-story building, occupied by Montefiore Medical Center, measures 50,000 square feet, pricing the sale at just over $200 per square foot.
📊Residential: Patricia Ann McGrath parted with a three-bedroom condo at 95 Charles Street in the West Village for $7.8 million. The buyer was a trust. McGrath had owned the unit since 2013, when she purchased it for just under $6 million. The condo measures about 2,400 square feet, and the latest sale works out to about $3,300 per square foot.
📊Residential: Barry Gill and Pilar Torrejon scooped up a co-op at the Strathmore 400 East 84th Street in Yorkville for $5.1 million. The unit, which went on the market in January for $4.9 million measures about 2,400 square feet and has four bedrooms and three and a half bathrooms. Corcoran and Related Sales are handling sales at the property, which was developed by Related Companies.
