New York Top Real Estate Deals: Tuesday, April 7, 2026

There were 227 transactions totaling $304 million filed in New York City records in the 24 hours before 4 p.m. on Tuesday, April 7, 2026.

🏆 Commercial: The priciest commercial real estate sale to hit records clocked in at $35.5 million, with the sale of three properties at 1101, 1103 and 1123 Myrtle Avenue — the latter of which appears to be a one-story retail building — in Stuyvesant Heights. The seller was an LLC tied to SYU Properties, and the buyer was an entity linked to Secure Management

🏆 Residential: Jessica Cannon and Frank Hanley scooped up a condo at 768 Fifth Avenue, the Plaza Condominium and Residences, for $6.9 million. The sellers were Steven and Kay Theede. The 2,400-square-foot pad has two bedrooms and two and a half bathrooms. Its last asking price was $8.5 million. Compass’ Charlie Attias, Brooke Winsness and Connor Ramage had the listing.

📊 Commercial: For just under $15 million, three commercial condo units changed hands at 217 West 25th Street in Chelsea. The seller was furniture company L. & J.G. Stickley, and the buyer was an affiliate of the Community Church of New York.

📊 Residential: In Sheepshead Bay, a 3,000-square-foot, two-family home at 2209 Ocean Parkway changed hands for $6.6 million or about $2,200 per square foot. The seller was a trust tied to the Franco family, which had owned the property for decades. The buyer was an LLC named after the address.

For the Big Apple’s housing market, 2025 was a banner year. 

Home sales were seemingly little affected — especially on the luxury front — by the economic uncertainty and mayoral race that marked much of last year. Sales volumes and deal counts were up on both the resale and new development sides of the market, according to an analysis of city sale records by The Real Deal.

On the new development front, the top 50 agents and teams that focused on the sales of newly built homes took in nearly $6.7 billion of deals across 1,987 sales. That was up from $5.2 billion in 2024, across 1,647 deals.

On the resale side, there were 1,594 deals in 2025, up from 1,262 the year before. Total deal volume last year came in at $5.7 million, an increase from nearly $4.6 billion in 2024.
