Rebuilt Cobble Hill Townhouse Tops Brooklyn Luxury Contracts

A financier’s townhouse, rebuilt from the ground up, topped Brooklyn’s luxury market last week.  

The townhouse was one of 25 contracts signed last week for Brooklyn homes asking at least $2 million, according to Compass’ weekly contracts report. Deals were made for 17 condos, one co-op and seven houses for a total contract volume of $81 million. 

The previous week saw 28 contracts signed for $86 million. 

Homes entering contract last week had a median asking price of $2.6 million, spent an average of 68 days on the market and had an average price per square foot of $1,506. 

The 7,750-square-foot home at 435 Henry Street scored last week’s top contract with an asking price of $13 million. The home has six bedrooms and six bathrooms, and was designed by the Brooklyn Studio’s Brendan Coburn with a concrete structure and brick facade. 

The home has three exposures and a double-height glass wall looking out over the landscaped back garden. The full-floor primary suite has two custom walk-in closets and a spa bathroom. 

The backyard has a rear carriage house with a guest suite with a kitchenette and full bathroom above a private garage.

The sellers were Paul Compton, chairman of investment banking at Barclays, and his wife, Andrea Compton, according to the public records. They bought the property for $1.1 million in 2013. 

Serhant’s Ravi Kantha, Cameron LeCates and Nicole Kats had the listing.

The second priciest contract signed last week was for a condo at 113 North Ninth Street in Williamsburg asking $5.2 million. 

Spanning 3,000 square feet, the triplex condo has four bedrooms and three full bathrooms, along with outdoor space on three different levels. The third-level primary suite has a terrace and an en suite spa bathroom with a glass steam shower and heated terrazzo floors. The roof has a home gym and a roof deck with a built-in kitchen that includes a gas grill. 

Developed by Guy Mor, who has a number of boutique condos in the neighborhood, 113 North Ninth Street has just two units. The triplex unit last sold for $6.2 million in 2022, according to public records. 

In March, a townhouse unit asking $4.2 million in a Mor development was one of the borough’s top contracts. 

Compass’ Lindsay Barton Barrett, Taylor Schultz and Christopher Mohr had the listing.
