Brooklyn Luxury Market Records Back-to-Back Record Weeks

Brooklyn’s luxury market is showing no signs of slowing down. 

The borough scored 37 contracts signed for homes asking at least $2 million from May 4 to May 10 for a total contract volume of $153 million, according to Compass’ weekly report.  

The contract volume is the second-highest since Compass began compiling the data in 2020 and comes one week after the borough set a new record with 37 contracts signed for $156 million. 

Contracts signed last week included 17 condos, four co-ops and 16 single-family homes. The median asking price for deals signed last week was $3 million, the average price per square foot was $1,659 and homes spent an average of 71 days on the market.

One week after recording its first six contracts, Avdoo’s 110 Boerum Place in Cobble Hill reported another five signed deals, which helped spur the lofty numbers in the borough. Another Avdoo new development, the Bergen at 323 Bergen Street, put a $5.5 million penthouse into contract. 

The top deal signed last week was for a townhouse at 205 Clinton Street in Cobble Hill, asking $17 million. The 25-foot-wide home has seven bedrooms, seven bathrooms and an elevator that stops at each of its six floors.

Initially asking $22 million in October, the home’s price was dropped to $18.5 million in November, before it was cut to $17 million in April. 

At that asking price, the property has a chance to claim the priciest single-family closing this year. The current mark is set by a townhouse at 307 Hicks Street, which closed for $15 million in February. 

Compass’ Lindsay Barton Barrett had the listing. 

A townhouse across the street, at 234 Clinton Street, scored the second priciest contract last week. 

The 6,000-square-foot home had an asking price of $11 million. It initially hit the market asking $13 million in January 2025. 

Renovated in 2025 by MADE, the 25-foot-wide home has six bedrooms and five bathrooms. It comes with four wood-burning fireplaces and a 40-foot landscaped garden. 

It last sold for $5.3 million in 2020, according to property records.
