Gotham Org Files Plans for Next Phase in East New York

David Picket’s Gotham Organization is forging ahead with its multiphase affordable housing project in East New York.
The firm filed applications for three buildings in the Brooklyn neighborhood that are part of its Urban Innovative Village complex, Crain’s reported. The three buildings that make up the second phase of the project will combine for 599 permanently affordable housing units, according to the Commercial Observer, and one of the trio will be for senior housing.
At 12040 Flatlands Avenue, Gotham is planning a 14-story building with 224 rental units and 5,300 square feet of community space. At 12030 Flatlands Avenue, there will be a 13-story building with 206 affordable senior units and 2,900 square feet of retail space. Finally, 395 Louisiana Avenue will see the creation of a 12-story building with 169 units and 5,200 square feet of retail space.
“With nearly 600 additional affordable homes, including senior housing, Phase 2 will build on this momentum and bring even more deeply affordable housing, retail, community space, and open space to East New York,” Gotham executive Bryan Kelly said in a statement.
Last April, Gotham and its development partners, Monadnock Development and nonprofit Christian Cultural Center, scored a $315 million loan for the second phase of the project, sited on a formerly vacant parking lot at the church’s 10-and-a-half-acre Brooklyn campus.
A year earlier, the developers nabbed a $270 million construction loan for phase 1B of the project, which included 386 affordable units for families earning 30 to 80 percent of the area median Income. The full first phase, which broke ground nearly a year ago, includes 839 units across two buildings.
That phase is expected to be completed by next year.
When finished, the planned community will include 1,975 affordable housing units, a performing arts center, a grocery store, local retail and open park space. Completion of the entire development is still a decade away, according to the project’s leaders.
Gotham also has a 1,150-unit project planned in Bushwick, though its future appears to be held up by a spat over park funding.
